  • Why hiring an experienced agent to represent you in the transaction is a good idea. Many people do not know that most builder’s will price in agent commissions into the base price of the build which means it costs you NOTHING to have experienced, fiscal representation. I go over several points about how an experienced new construction agent can help you save money, time, and help the process run as smooth as possible.
  • The true cost of building a home vs the advertised (base) price. In the video I go over several things that are considered a “premium” in a new construction build and how to potentially save money (where you can), negotiate better terms, and best manage future upgrades.
  • Builder deposits and how they can often lead to immediate equity by the time you move in to the home.
  • New build contracts and how they differ from traditional re-sale contracts. I have a great relationship with all of the local builders, but it is important to know that 100% of the contracts are written by them and have favorable terms for the builder. In the video I go over clauses to be aware of and important questions to ask when evaluating a new construction contract.
  • Negotiating with builders– what you can and can not ask for. In the video I go over some potential things that I have had success with when negotiating my own new home build as well as other local clients.
